Roles & Responsibilities
- Manage all legal aspects related to property transactions, land acquisition, title verification, leasing, legal documentation, due diligence, litigation, and regulatory compliance.
- Ensure all real estate transactions and land-related matters comply with applicable laws and company policies.
Real Estate Transactions & Due Diligence
- Conduct title searches, title verification, and legal due diligence for land and property transactions.
- Identify legal risks, encumbrances, ownership issues, and compliance gaps.
- Support land acquisition activities and negotiations.
Legal Documentation & Contract Management
- Draft, review, vet, and negotiate legal documents related to real estate transactions.
- Prepare and review Sale Deeds, Lease Agreements, Development Agreements, MoUs, Contracts, and other property-related documents.
- Ensure proper execution, registration, and maintenance of legal documentation.
Land Acquisition & Government Liaison
- Handle legal aspects of land acquisition and property purchase transactions.
- Negotiate with farmers and landowners for acquisition and purchase of agricultural land.
- Coordinate with government authorities for approvals, registrations, mutations, and statutory clearances.
- Liaise with AMC, AUDA, Talati, Mamlatdar, Revenue Department, and Collectorate offices.
Regulatory Compliance
- Ensure compliance with property laws, land revenue laws, registration laws, and statutory regulations.
- Monitor regulatory changes affecting real estate transactions.
- Maintain compliance records and support inspections and audits.
Litigation & Dispute Resolution
- Manage property-related litigation, disputes, legal notices, and claims.
- Coordinate with advocates, consultants, and legal agencies.
- Develop strategies to minimize legal risks and resolve disputes.
Legal Advisory & Risk Management
- Provide legal advice to management on real estate and land matters.
- Assess legal risks and recommend mitigation measures.
- Support business teams in making legally compliant decisions.
Documentation & Record Management
- Maintain records of property documents, approvals, legal opinions, and agreements.
- Ensure proper document control and record keeping.
Key Skills & Competencies
- Strong knowledge of Property Laws, Land Revenue Laws, Registration Laws, and related regulations.
- Expertise in contract drafting, review, negotiation, and legal documentation.
- Strong analytical, problem-solving, and risk assessment skills.
- Excellent negotiation, communication, and advisory capabilities.
- Ability to manage litigation and dispute resolution.
Qualifications
- LLB / LLM from a recognized university.
- Bar Council enrollment will be an added advantage.
Experience
- 5–12 years of experience in Real Estate, Property Law, or Land Acquisition.
- Experience in title verification, land acquisition, property documentation, and litigation preferred.
Preferred Industry Exposure
- Real Estate, Infrastructure, Manufacturing, or Industrial Projects.
